Protecting a 100-Year-Old Home with Complete Crawlspace Encapsulation and Waterproofing

A home that has stood for 100 years has a lot of history, character, and craftsmanship. Protecting a home of that age also means paying close attention to what’s happening beneath it. Moisture intrusion, mold growth, and deteriorating insulation can create problems that affect the condition of the crawlspace and the home above it.

Recently, our team at EcoCrawls completed a comprehensive crawlspace renovation for a 100-year-old home, addressing moisture concerns and mold while creating a more controlled environment beneath the house. This project combined insulation removal, mold remediation, French drain installation, a sump pump system with backup protection, and full crawlspace encapsulation.

Addressing Crawlspace Problems in a Century-Old Home

Older homes can present unique challenges when it comes to crawlspace maintenance. Over time, moisture can accumulate beneath the house, contributing to mold growth, damaged insulation, and conditions that put wood framing at risk.

Rather than addressing just one symptom, we took a comprehensive approach to this home’s crawlspace. Our goal was to address existing concerns while installing systems designed to help manage moisture and protect the home’s foundation for years to come.

Insulation Removal and Mold Remediation

The first step was removing the existing crawlspace insulation. Old or deteriorated insulation can hold moisture, become contaminated, and lose its effectiveness. Removing it allowed us to access the affected areas and prepare the crawlspace for remediation and encapsulation.

Next, we performed mold remediation to treat affected surfaces and address existing mold growth. Proper remediation is an important part of restoring a crawlspace, but controlling the underlying moisture conditions is equally important to help reduce the risk of future mold growth.

By combining insulation removal with mold remediation, we prepared the space for the next stages of the project.

French Drain and Sump Pump Installation

Moisture management was another critical component of this renovation. Even after mold remediation, recurring water intrusion can create conditions that allow moisture-related problems to return.

To help manage water beneath the home, we installed a French drain system paired with a sump pump. The French drain collects water and directs it toward the sump basin, where the pump can discharge it away from the crawlspace.

We also included a backup pump and an emergency battery backup system. These additional safeguards provide another layer of protection if the primary pump fails or a power outage occurs. Because water intrusion can happen during severe weather, having backup equipment can be especially valuable when the system is needed most.

Together, the drainage and pumping systems help manage water before it can contribute to ongoing crawlspace moisture problems.

Complete Crawlspace Encapsulation

Encapsulated crawlspace with a sealed vapor barrier covering the ground and foundation walls beneath a historic home. With the insulation removed, mold remediation completed, and drainage system installed, we encapsulated the crawlspace to create a more controlled environment beneath the home.

Crawlspace encapsulation involves installing a durable vapor barrier across the ground and sealing appropriate areas to help limit moisture entering from the soil and outside air. When combined with effective drainage and appropriate humidity control, encapsulation can help protect the home’s wood framing, improve moisture management, and support better indoor comfort.

For a home that has been standing for a century, taking these preventative steps is an investment in its continued care and preservation.

Protecting Older Homes Starts Beneath the Floor

This project demonstrates why crawlspace repairs are often most effective when multiple issues are addressed together. Removing deteriorated insulation, treating mold, improving drainage, adding sump pump backup protection, and encapsulating the crawlspace work together to address both existing concerns and potential sources of future moisture problems.

At EcoCrawls, we understand that every home is different. Older homes, in particular, deserve a thoughtful approach that considers their existing conditions and the most appropriate solutions for long-term moisture management.

Whether your home is 100 years old or much newer, a damp crawlspace, musty odors, visible mold, or deteriorating insulation shouldn’t be ignored.
