Crawlspace Encapsulation

Crawlspace encapsulation is the ultimate protection and investment for your home. Fifty percent of the air you and your family breathe on the first floor of your home comes from the crawlspace. When that air is infected with mold spores, the air quality in your home suffers and it can cause effects to your health.

Encapsulations are broken down into two distince stages; removal and remediation along with prevention and encapsulation.

Removal and Remediation – Stage 1

Encapsulating the crawlspace generally requires the removal of all old, hanging, worn out, and ineffective insulation. Often enough this old insulation is covered in mold spores and has become a breeding ground and haven for unwanted pests. After this insulation is removed it is properly disposed of and we turn out focus towards the remediation process. Our remediation process uses Shockwave, an EPA registered disinfectant, fungicide, and mildewstat that treat 100% of all wood surfaces.

Prevention and Encapsulation – Stage 2

The crawlspace encapsulation and prevention stage starts with the installation of the first layer of 6 millimeter poly sheeting that provides 100% ground coverage. This layer acts as a reinforcement barrier for the thicker layer of 10 millimeter poly that is installed immediately after. The 10 millimeter poly is the second layer and used to cover foundation walls in addition to the entirety of the crawlspace floor.

The insluation system, after the floor layer has been installed, uses Atlas brand R10 reflective insulation board around the entire inside perimter of exterior foundation walls and over vents to block moisture intrusion. In case of any gaps or cracks in the foundation wall, we seal those with fireblock spray foam providing an air tight seal. We take great care to cut the Atlas board to fit your homes individual specifications leaving a 3 inch gap above the floor and another 3 inch gap below the seal plate. These gaps provide termite inspectors with enough foundation block accesible for future inspections.

The final step includes installing Owens Corning R19 batt insulation around the perimeter band. In some case where air intrusion occurs around crawlspace doors, the door will need to be replace or sealed with weather stripping to ensure the encapsulation is complete. To condition the space, there are many options that can be employed like installing a 4 inch vent from your HVAC system or using a dehumidifier. Each situation is unique and we’ll often solutions that work best for your space during our initial consult.
